Eluvial is more than a company; we are a collection of individuals driven by the joint mission to set out to end homelessness. We are dreamers, and we shoot for the stars because we seek to do what others have not been able to do in protecting life. Some call them homeless, but we prefer to call them by name. We call them our neighbors, our friends, our brothers, and sisters. Homelessness is an epidemic, and together, using Tiny Homes and Small Living, we can put an end to it. Public Partnerships are the most efficient and powerful way to affect real and lasting change. At Eluvial, we build homes to bridge the gap between those in need and those who will one day be able to give back to those in need.


As a real estate firm, the issues of homelessness and housing intersect with our line of work. Eluvial is trying to engage in the conversation surrounding homelessness and ways to help the community. Our goal is to END HOMELESNESS over the course of the next decade by ensuring everyone has access to an affordable place to live. We hope for this to be a joint community effort and encourage all to join that share a similar vision at helping us reach our goal.


We’re here because we have a call to help the nearly 7,000 people in the DC Metro area that do not have a home. We should come together as a community and help those who cannot help themselves. Often, the homeless, refugees, seniors, and low-income individuals experience dehumanization. However, we have a solution that will help alleviate the epidemic, and the truth is that we cannot do it without your help.

What We Plan
to Do
End Homelessness & Create Affordable Housing for


For the first phase of our initiative, we are proposing to build 150 Accessory Dwelling Units "ADU's" for the homeless community by the end of December 2022.


For Every 5 ADU's we build, Eluvial will donate one ADU at no cost to further the initiative.


For Every ADU Managed by Eluvial Realty and leased through a social services partner, Eluvial will discount our property management fees for our clients.


Eluvial will all provide Free Financial Literacy & Homeownership classes to our clients and tenants. Class topics include but are not limited to credit building, wealth creation, and property management.

What is an ADU? Accessory dwelling units (ADUs) — also referred to as accessory apartments, second units, or granny flats — are additional living quarters on single-family lots that are independent of the primary dwelling unit. ADUs provide additional square footage to your property's total living space, increasing your home’s value when selling or refinancing.

Once a property has been approved and built to ADU regulations, the property is now considered a two-unit structure. The two-unit structure allows homeowners to leverage the additional unit for rental income to offset rising rates. If you own a home in the DC metro area and are looking to leverage your land to earn extra passive income, we would love to assist. At Eluvial, we partner with local non-profit and government partners who provide long-term transitional housing grants for those most in need. Partnering up allows us to bridge the gap between all parties by creating win-win solutions for homeowners and those in need of a home.
